
Both jobs keep your aircond running well, but they’re not the same thing, and paying for the wrong one is a common waste of money. A normal service is light, regular upkeep. A chemical wash is a deep clean you only need now and then. Knowing the difference helps you spend sensibly and keep your unit cooling properly for years.
What a Normal Service Is
A normal service — sometimes called a general clean — is routine maintenance. The technician opens the indoor unit, removes and washes the filters, wipes down the front cover and the visible parts of the indoor housing, and clears the drainage tray and pipe so water flows away cleanly. They’ll also check the airflow and that the unit is cooling as it should.
It’s quick, usually under half an hour per unit, and it’s what keeps dust from building up in the first place. Think of it as the equivalent of regularly wiping down and clearing a machine so it never gets badly clogged. Done on schedule, a normal service prevents most of the problems that lead to a costly repair later.
What a Chemical Wash Is
A chemical wash goes much deeper. The technician dismantles the indoor unit, removes the evaporator coil and blower fan where needed, and washes them with a coil-safe chemical solution that dissolves the mould, slime and trapped grime a normal wipe can never reach. The outdoor condenser coil can be treated too. Everything is rinsed, dried and reassembled, and the drainage is flushed clear.
Because it cleans the parts that actually do the cooling — the coils — a chemical wash restores performance that a surface clean simply can’t. It takes longer, costs more, and isn’t something you need often, but when a unit is genuinely dirty inside, it’s the only thing that brings it back to full strength.
Price & How Often
As a rough guide for a standard wall-mounted unit in Malaysia:
- General clean: around RM50–100 per unit, done every 3–4 months.
- Chemical wash: around RM100–200 per unit, done every 12–18 months.
The exact figure depends on the unit size, how it’s mounted and how dirty it is, but those ranges hold for most homes. The pattern to remember is simple: regular cheap cleans little and often, with an occasional deeper chemical wash to reset the unit. Units in kitchens, dusty areas or running all day will sit at the more frequent end of both. We always confirm the price before any work starts, so there are no surprises.
When a Normal Clean Is Enough
If your aircond is cooling well and you’re simply keeping up with maintenance, a normal service is all you need. Stick to a clean every three to four months and you’ll head off most problems before they start. A normal clean is also the right choice when the unit is fairly new, when you serviced it recently, or when there’s no smell and no drop in cooling — it’s upkeep, not rescue.
When You Need a Chemical Wash
Reach for a chemical wash when a normal clean no longer does the job. The clearest signs are:
- Heavy dirt or visible mould on the coils or blower — grime a surface wipe can’t shift.
- A musty or sour smell every time the unit starts, which points to mould deep inside.
- Weak cooling that lingers after a normal service — a sure sign the dirt is on the coils, not just the filters.
- It’s simply been a long time — well over a year — since the last deep clean.
If any of those sound familiar, a chemical wash is the right call. A normal clean on a unit in that state just tidies the surface while the real problem stays put.
So, Which One?
Most of the time the answer is both, on their own schedules: regular normal cleans to keep things ticking over, and a chemical wash every year or so to reset the unit. If you genuinely can’t tell which yours needs, the smell-and-cooling test is the quickest guide — a clean-smelling unit cooling well needs a normal service, while a musty or weak one needs the deep clean.
