Condo Chemical Wash for Four Tired Units

The owner of a high-floor condo in Mont Kiara got in touch after months of slowly worsening cooling. Two of the four units barely cooled the rooms, and a stale, damp smell hit every time they switched on.

The Brief

Four wall-mounted units across the apartment, none of them serviced in well over a year. The owner had tried a basic clean elsewhere, but the smell came straight back and the bedrooms still wouldn’t cool down at night. They wanted the units sorted properly in one go, without a mess in a furnished, tenant-ready apartment.

What We Did

After a quick inspection we confirmed what the symptoms suggested: the coils and blower wheels were caked with dust and biofilm — the kind of build-up a surface clean can’t shift. The fix was a full chemical wash on all four units rather than a basic service.

• Laid protective sheeting and drainage bags to keep the apartment spotless.
• Dismantled each indoor unit and soaked the coils and blower in a coil-safe chemical solution.
• Flushed out the trapped dirt, mould and slime, then cleared the drainage lines.
• Reassembled, tested the cooling on each unit, and tidied up before leaving.

The Result

By the end of the visit all four units were blowing properly cold again and the musty smell was gone. The bedrooms reached a comfortable temperature far faster than before, and because we caught the build-up in time, no parts needed replacing. The owner has since put the apartment on a regular servicing schedule so it doesn’t get to that point again.
